Beykent Gayrimenkul is a real estate advisory practice based in Serdivan. We handle the purchase, sale and letting of homes, commercial units, building plots and agricultural land across Sakarya.
In this business the most expensive information is the kind you learn at the deed office. Our job is to put that information in front of you before the viewing.
Our working principles
These are not marketing lines but our daily working rules. If we ever fall short of them, tell us.
Square metres are not rounded and zoning is not described as “probably fine”. Every item, from block and parcel numbers to floor area ratio, from title status to service charges, is taken from official records. When we do not know something, we write that we do not know.
The figure in the listing is not our estimate; it is the owner’s current asking price. If there is room to negotiate, the listing says so. We will not promise a discount that does not exist to get you to a viewing.
Shared title, a sitting tenant, distance to the zoning boundary, sloping ground, an ageing building — these appear in the listing itself. Finding out at the viewing wastes both our time; knowing upfront costs less.
On a sale the statutory rate is 2% + VAT from the buyer and the seller separately; on a letting it is one month’s rent + VAT. We share the amount in writing before any agreement. No surprise items appear.
Our services
We find a property that fits your budget and intended use, review its paperwork in advance, and run the negotiation and transfer process with you.
We visit your property and produce a value range based on sales that actually closed in the area. The visit and the valuation are free.

We confirm zoning status, floor area and coverage ratios, height limits, subdivision potential and utilities against municipal records before passing them on.
We stay on your file through the deed appointment, duty calculation, compulsory earthquake insurance and mortgage paperwork until the transfer completes.
We tell you plainly what we know about zoning expectations, ground conditions and price ranges in the district you are considering.

A frequently asked question
One field looks much like another in a photograph. On land listings a photo usually says nothing about size, frontage or shape.
Instead we generate a cadastral sketch from the listing’s own data — area, road frontage, corner plot status and zoning. Home listings get a floor plan drawn from the room and bathroom count; commercial listings get an elevation drawn from the number of units and ceiling height.
